SW Calgary Real Estate & Houses 

SW Calgary is one of the most in-demand quadrants for new homebuyers due to its wide range of housing options and prices, with multitudes of amenities located in every community it holds.  This large area stretches from south of the Trans Canada Highway along the Bow River all the way to Spruce Meadows Trail.  Its western limit is Macleod Trail and surrounds the Tsuu T’ina Nation on the eastern end.  It encompasses some of the south of downtown and the Glenmore Reservoir.  With incredible views of the City Centre and the Rockies, the SW has some of the most elegant communities.  

The land in this quadrant is as diverse as its housing.  There are hills, ponds, ravines, freshwater, valleys, and ridges that make the communities these areas scenic and have a natural feel.  There are also endless amenities like malls, shops, restaurants and entertainment for everyone to enjoy without having to travel far.  Plenty of reputable schools and parks are located within the SW which is a huge attractor for families with children.     

Whether you have a family, are an empty-nester, or a new grad, there is a perfect home for you.  Communities in the SW have homes of all shapes and sizes such as large modern infills, older character homes, quaint townhouses and tall condo buildings.  Some of the most luxurious and exclusive neighbourhoods are within this quadrant and are highly sought-after.               

SW Calgary Housing Market 

Families find the SW quadrant a very desirable area for its many green spaces, modern homes and great schools.  It’s one of the best areas to live in where you’ll never get bored.  Living near major roads like 16th Ave, and Macleod, Glenmore and Bow Trail offers accessibility to the rest of the city and easy travel.  You can hop on the Trans-Canada to reach the mountains in one hour for a fun-filled day of hiking with the family.    

Some of the more exclusive and affluent neighbourhoods are Mount Royal, Pump Hill, Bel Aire, and Elbow Park with higher-priced homes with beautifully landscaped yards.  Hilltops and ridges in the SW offer amazing views of the city skyline and the mountains.  There are always peaceful water-front homes along the river.  On the outer edges of the city, you’ll find some properties on acreages that offer tranquillity and spaciousness.  Additionally, many condo buildings and multi-family homes are available closer to the downtown for professionals and commuters who enjoy living closer to the action.  These would be communities like Bankview and Sunalta.          

SW Calgary Neighbourhood Amenities 

There is no lack of amenities available in each community in the SW.  Each one has its own special hidden gems that residents enjoy being so close to.  One of the best parts of living in this quadrant is its many parks and natural green spaces.  If you lead an active lifestyle, you’ll enjoy the many pathways within these communities and along the river where you can walk your dog or go for a bike ride.  Many golf courses are interspersed for avid golfers to enjoy like the Shaganappi Point Golf Course and the Earl Grey Golf Club.  Canada Olympic Park lets you ski right in the city.  The Glenmore Reservoir is a great place to kayak with friends on a hot summer day. 

Shopping enthusiasts love going to the trendy 17th Ave Retail and Entertainment District where locals shops and pubs line the street.  Many other shopping areas are located within some of the communities like the Signal Hill Centre, Shawnessy Shopping Centre and the popular Chinook Mall.  Local restaurants and cafés are also located in many of the communities so you can be regular at your favourite local place.    

Downtown is easily accessible by car on major roads and the LRT line stretches all the way to 69th Street for commuters.  Stoney Trail is expanding and a complete Ring Road will make getting around by car that much faster.  Mount Royal University’s campus is also located within the boundaries of this quadrant for the many students in the area.                

SW Calgary Local Schools 

Families with children have access to some of the highest-rated schools in the city and province.  With many different programs and school options, there is no shortage of excellent schools nearby.  Some of these include: Rundle Academy which is ranked 1st in the province, Webber Academy is 5th, Clear Water is ranked 11th, Master’s College is 13th, and St. Joan of Arc is 15th.
